The site is located at Dunlin Drive, in the east of Dunfermline within a development site designated for retail use. It is currently vacant land, and has not previously been developed.

Dunlin Drive, a main thoroughfare, forms the northern and western boundaries and which also is a main bus, walking and cycle route.

Access into the site is provided via the existing roundabout junction to the north of the site previously approved under a Roads Construction Consent, with pedestrian access available from the majority of the site perimeter, except for the eastern edge.

The southern boundary comprises of a residential area with the houses set at different levels rising up to the eastern end of the site. A densely wooded slope forms the eastern boundary and a significant feature out with the site to the south west is the existing SUDS detention basin and associated landscaping
